Leak detection services
Most callers know something is wrong but not what. The first part of every visit is ruling systems out until one remains. What changes between these services is the order the tests come in.

Seven kinds of leak, one way of working
Water mains and underground supply
The supply pipe between the meter and your stop tap runs beneath drives, lawns and slab floors. A leak on it usually shows up first as a higher water bill.
What we look forCentral heating and pressure loss
A boiler that needs repressurising every week is losing water. The cause is normally a pipe buried in a floor rather than a visible fitting.
What we look forUnderfloor heating
Heating loops buried in screed, beneath tile, engineered board or vinyl. Accurate location is what keeps the repair to a single opening.
What we look forBathrooms, showers and wet rooms
Water on a ceiling below a bathroom rarely originates directly above the stain. Trays, seals, wastes and overflows each fail differently.
What we look forRoofs, ceilings and rain ingress
Flat roofs, box gutters, rooflights and flashings. Water enters at one point and appears at another, often several metres away.
What we look forDrains and drainage
Cracked, displaced or blocked drainage beneath floors, drives and gardens. Left untreated it erodes the ground around the run.
What we look forDamp and structural ingress
Basements, party walls, retaining walls and below-ground rooms. The first task is establishing whether the cause is a leak or condensation.
What we look forClaiming on your insurance?
Trace and access is the part of a policy that covers locating a hidden leak and reaching it. Our reports are written for that purpose, and the investigation is usually claimable.
How trace and access works
What every one of them has in common.
- 1
Prove there is a loss
Meter checks, isolation and pressure testing. A reading that moves with everything shut off confirms an active loss.
- 2
Take systems out of the running
Hot, cold, heating and waste are tested separately. Most of a visit is spent eliminating the systems that turn out to be sound.
- 3
Make two methods agree
A thermal anomaly alone is an indication. One with an acoustic trace over it, or tracer gas rising at the same point, is grounds to open the floor.
- 4
Repair it, or write it up so someone else can
Supply and heating repairs are normally completed on the visit and retested. Roofing and drainage are written up with the position, the depth and the photographs.
Who we turn up for.
Houses and flats
Domestic supply, heating and bathroom leaks, from a rising bill to a stain on a ceiling.
Landlords and letting agents
A single visit, one tenant disruption, and a report for the insurer or the freeholder.
Blocks and managing agents
Leaks crossing between flats, where responsibility has to be established in writing.
Offices and commercial
Non-invasive surveys on floors that remain in use, with no excavation to cordon off.
Shops and hospitality
Kitchens, cellars and the units below them. Premises normally continue trading during the survey.
Schools and care homes
Sites that cannot close. DBS-checked engineers and work scheduled around the day.
Warehouses and industrial
Buried supply runs beneath hardstanding, and large flat roof areas.
Swimming pools and spas
Shells, liners, circulation pipework and plant rooms, each tested as a separate system.
