What goes into the report.
The cause
What failed, on which circuit, and whether anything about the property made it likely. The age and material of the pipework are part of that record.
The location
The position, marked on the floor or wall, with the depth where excavation was required.
The evidence
Thermal images, moisture readings, meter photographs and pressure test results, including the tests that returned clear.
What was done
The repair where we carried it out, the retest that followed, and any work remaining for another contractor.

Claiming: the questions to ask first.
Is the leak detection itself claimable?
Usually. Trace and access covers the cost of finding a hidden water leak and getting to it, and most UK home policies include it. Check your own documents before you claim, because cover levels vary and some policies cap it.
Do I need the insurer’s permission first?
Policies differ. Some want authorisation before any work; others accept a report from a qualified contractor after the fact. A quick call to your insurer before we attend costs nothing and removes the argument later.
Will you speak to the loss adjuster?

What if the leak turns out to be someone else’s responsibility?
That happens, and the report is what proves it. A published ADI job in June 2026 ended with meter readings that showed the water company was liable, and the customer recovered the full cost.
Does the report cover the damage as well as the leak?
It covers the leak, its cause and its location. Assessing and drying the damage is a water damage remediation job, and it belongs with a firm that does that work full time.
